Why Ocean Beach Real Estate Outperformed San Diego in 2025 And What to Expect in 2026

While home values across San Diego County remained largely flat in 2025, the Ocean Beach real estate market (92107) quietly posted double-digit price growth.

So what actually happened there? And is Ocean Beach one of the best communities in San Diego to invest in heading into 2026?

In this deep dive, we’ll look beneath the surface of the data to understand why Ocean Beach real estate continues to outperform, what makes this neighborhood one of Southern California’s most desirable beach communities, and whether buyers still have time to capitalize on the momentum.

Ocean Beach Real Estate Market Data

When looking at data for San Diego’s sub-markets, sometimes small samples sizes can produce large swings in the overall trends shown by the data, which is why the San Diego MLS always uses a rolling 12-month average to smooth out these spikes and valleys (and this is the data methodology used in this article).

The MLS data below shows that Ocean Beach closed out 2025 with a staggering 23.2% increase in detached home values when comparing the December 2025 rolling average to that of December 2024.

The year-to-date median sales price showed a year-over year increase of 12.6%, which is still incredible growth for a one-year period, especially when median home values across San Diego County literally ended the year with 0% growth. (See San Diego County 2025 Median Sale Price Data Below.)

A closer look at the data from 2024 seems to confirm that OB’s 2025 numbers are not simply an anomaly. The median sale price in December 2024 was up 0% year over year on a rolling average basis, and actually down 8.1% on a year-to-date basis.

However, if we zoom further out and look at Ocean Beach home values over the past 3 years, it paints a picture of more slow and steady growth. Detached homeowners have gained approximately $200,000 in equity since January 2023, which is about 12.5% appreciation over the three years.

This is a much more sustainable and realistic growth rate, yet still significant when compared to San Diego County as a whole over the past 3 years.

Why Ocean Beach Home Values Have Outperformed The San Diego Market

There are several reasons Ocean Beach homes have outperformed the county average in recent years.

Inventory remains extremely tight relative to demand, and Ocean Beach (92107) is geographically constrained, bordered by the ocean to the west and north, and established neighborhoods on all sides, which means there is very little opportunity for new housing development.

Ocean Beach sees only 15-20 new detached listings per month on average, and only about 10 condo/townhome listings per month, which is remarkably low for a neighborhood with more than 7,000 homes.

This limited turnover means buyers often compete for a small number of homes, putting consistent upward pressure on prices.

Ocean Beach homeowners tend to remain in their homes for an average of 17 years for detached homes, and 15 years for condo/townhomes. This is in contrast to the national average of 11.8 years, per a recent Redfin study. San Diegans in general tend to stay put much longer than the national average, which contributes to tight inventory in relation to demand.

Part of this is caused by California’s Proposition 13, which sets your property tax basis at the price you purchased the home for and limits annual increases in assessed value to 2% per year. As property values rise, it becomes increasingly difficult for homeowners to justify selling if doing so means their property taxes will double or even triple on their next purchase.

For example, if you’ve owned your home in San Diego for 10 years and purchased for the median cost at that time, your property taxes at the time of the purchase would have been $6,565 per year, and today would be $8,003 per year. If you sold that home and purchased a median-priced home today, your new property taxes would be $13,125 per year.

On the upside, if you purchased a median-priced home in San Diego 10 years ago, and your home is currently valued at the median price, your home value has doubled since then, and you get up to $250,000 per person or $500,000 per married couple in capital gains-tax-free money when you sell if it has remained your primary residence for 2 of the past 5 years, so that certainly helps offset the additional $5,122 per year in property taxes!

Homeowners in OB are also subject to the “lock-in” effect caused by having a lower mortgage rate than one can find in today’s market, just as much as being locked in by lower property taxes, but that is easing as today’s mortgage rates have hit 3-year lows, and more homeowners are finding that they need to move due to life events, regardless of current mortgage rates.

While inventory remains tight, demand remains strong for many reasons.

Ocean Beach Demand is Driven By Lifestyle

One of the reasons people love OB is the unique community vibe, which is unlike any other community in San Diego county. It’s funky, eclectic, and mellow, like a mini Haight-Ashbury with a mix of surfers, skaters, and artists.

Residents enjoy a community food co-op, the “People’s Market,” which has local, organic produce and a vegan deli and bakery. The community tends to resist development and big box stores, opting instead to support local businesses and slow food culture.

Ocean beach is probably the most dog-friendly community in San Diego, with its Dog Beach being one of the most popular off-leash dog parks in San Diego. The majority of restaurants are dog friendly, and speaking of restaurants, OB arguably has the most diverse restaurant scene of any San Diego beach community.

There are over 50 restaurants in Ocean Beach, most of them within close proximity to the Newport Ave business district, with cuisines ranging from vegan to BBQ, plus sushi, ramen, Vietnamese, Italian, Irish, German, Mexican, plus local classics like fish tacos and the coveted Hodad’s burger. This walkable dining scene is a major driver of demand for Ocean Beach real estate.

I live in Pacific Beach and I have to admit that I have restaurant envy because PB has nowhere near the variety of dining options that OB does. But on the upside, it is a great reason to get out of our bubble and go visit our vibrant beach community neighbor.

Ocean Beach is also known for its community events, including a huge farmer’s market every Wednesday night with over 100 vendors. It’s actually more of a full-on street fair, offering not only local produce and artisan foods, but also prepared foods, clothing, jewelry, arts and crafts, and more.

Other wildly popular community events include the Annual Street Fair & Chili Cook-Off, and OB Oktoberfest.

Recreation is another key lifestyle perk in Ocean Beach, with some of the best surfing in San Diego, tide pools along Sunset Cliffs, and a variety of recreation spaces at Robb Field, which offers a community recreation space to adults and children alike. It has a gym, skate park, basketball courts, tennis courts, softball fields and multipurpose fields that host everything from little league to adult softball, kickball, and pickleball leagues.

Let’s not forget the impact of ocean proximity or views on home values. The topography of 92107 is flat in the dense areas near the beach, and as you move south and east, homes begin to climb up the hill leading to Point Loma. As a result, most residents are either walking distance to the ocean, or they have ocean views from their homes as they creep up the hill east of Sunset Cliffs Blvd.

The most expensive homes in OB are in the Sunset Cliffs area in the southernmost part of OB, and you can’t finish a visit to OB without checking out the breathtaking views from Sunset Cliffs Natural Park.

Luxury Homes & Hiking Trails at Sunset Cliffs Park

It’s not hard to see why this laid back beach lifestyle is attractive to so many people. Being able to walk to surf, sunsets, some of the best dining in San Diego, and bring your dog everywhere is a dream most OBceans cherish. 

OB Schools Are Known for Community Involvement and Academic Performance

Schools are one of the biggest drivers of real estate demand, especially for buyers planning to stay in a community long term. Ocean Beach schools are part of the Point Loma Cluster of San Diego Unified School District. Within the Point Loma cluster, the elementary and secondary schools serving 92107 include:

  • Ocean Beach Elementary (K–4)
  • Sunset View Elementary (K–4)
  • Dana Middle School (5–6)
  • Correia Middle School (7–8)
  • Point Loma High School (9–12)

GreatSchools rates Ocean Beach Elementary 10/10 and Sunset View 8/10, and describes both as performing above average compared to same-grade schools in California.

OB Elementary gets great reviews from parents

But beyond ratings, parents at these schools emphasize the sense of community and almost small-town feel that they enjoy because everyone knows each other and looks out for one another. One parent at OB Elementary told me that the majority of teachers are amazing and the school offers a ton of resources for kids and families. Another mom, who recently moved to OB from Georgia, said she loves that the kids get to enjoy their childhood almost like it was back in the 90s, when kids had the freedom to be kids, due to this strong sense of community.

Moreover, the Point Loma Cluster structure creates a predictable progression from elementary through high school within a relatively small geographic area. Families who purchase in the Ocean Beach attendance area can expect their children to move through Dana Middle School, Correia Middle School, and ultimately Point Loma High School, which helps create continuity and stability for families planning to stay long-term.

This type of clear school pipeline is attractive to buyers, because it reduces uncertainty about future school placement and makes it easier for families to put down roots in the community, which in turn supports long-term housing demand. The Point Loma cluster schools are one of the key reasons families choose Ocean Beach over other coastal neighborhoods.

Variety of Real Estate Offerings Available: Something For Everyone

Unlike some coastal neighborhoods dominated by luxury homes, Ocean Beach real estate offers entry points across multiple price levels, making it accessible to both first-time buyers and high-end coastal investors. There really is something for everyone and entry level options are not out of line with pricing in other San Diego communities.

For entry level buyers, there are a lot of condo options in the central OB area around Newport Avenue, more affordable options just north of that along West Point Loma Drive by Famosa Slough, and even newer construction townhomes along the Voltaire corridor.

For buyers with a little larger budget, the best opportunities lie in the small 1930s-1950s bungalows a few blocks from the beach, which can be found in the $1,100,000-1,350,000 range. There are also duplexes close to the beach in the $1,500,000 range, which represent the best opportunity for house hacking if you want to live in OB and have someone else help pay your mortgage.

For higher end buyers, there are larger and newer homes, many with ocean views, as you climb up the hill east of Sunset Cliffs Blvd and south to Sunset Cliffs Area. These homes range from $2,200,000-$4,000,000 and have top of the line finishes and entertaining areas. 

Investors Enjoy Strong Returns With Both Long- And Short-Term Rentals

Another thing that is unique about Ocean Beach is that it’s both a major tourist destination and you can rent out your property as a vacation rental. The San Diego short term rental licensing framework, at the time of this writing, has 956 licenses available for whole home vacation rentals, even if you don’t reside on site (Tier 3), so it’s pretty much guaranteed that you will get a license no matter the property type.

Long-term rentals are consistently in high demand in Ocean Beach, where vacancy rates remain among the lowest in San Diego. 1-bedroom units in Ocean Beach typically rent for $2,400-$2,500 per month, and 2-bedroom units typically rent for $3,000-$3,200 per month. You can expect a premium of 20-30% on that for short term rentals.

Whether you opt to rent on a short- or long-term basis, you have options for your investment and strong demand to keep your units rented.

Is There Still Room To Gain Equity in Ocean Beach? 

While no one can perfectly time the market, the underlying fundamentals in Ocean Beach remain incredibly strong: limited inventory, long homeowner tenure, lifestyle demand, and one of the most desirable coastal locations in Southern California. In fact, property sales in OB are off to a great start for the year, showing a 6.5% increase in value year-over-year in February.

Property Type Matters

For first time home buyers, if living in OB is your goal, you’ll likely be considering condo options. These can be great starter homes and will likely continue to increase in value in step with the wider OB market, but the biggest potential pitfall here is buying into a financially distressed HOA.

As I detailed in a previous article, many HOAs across San Diego County are experiencing financial difficulties right now, due to insurance issues and unfunded repair obligations being brought to light by a new law called SB 326, and as a result, homeowners in HOAs are getting hit with special assessments in the tens of thousands of dollars or more. If you are considering purchasing a condo in Ocean Beach (or anywhere else in San Diego), please reach out to me. 99.99% of real estate agents will not touch or look at the HOA documents during your due diligence phase, out of fear of liability. Being the broker and owner of my company, I can take a different approach. I believe it is my duty to make sure you receive everything that is required by law to be provided, and to help you identify any potential red flags, before you remove all contingencies and commit yourself to a purchase.

If your budget permits a bit more flexibility, my recommendation for the greatest growth opportunity is to consider a duplex and occupy one unit. If you are handy or have some extra cash to do updates over time, sweat equity always pays off. After a few years, you will have built up some equity, which you can leverage into a larger property, either by taking out a loan on the duplex, or selling and exchanging into a home that fits your evolving lifestyle.

The luxury market in San Diego always thrives, and there will always be demand for luxury homes at the beach. For homes sold for $3,000,000 or more in Ocean Beach, the median sale price in 2023 was $3,225,000, with 7 out of 11 homes bought with all cash. In 2024, the median sale price was $3,650,000, with 5 out of 13 homes bought with all cash; and in 2025 the median sale price was $3,850,000, with 4 out of 13 homes bought with all cash.

If Ocean Beach is the right community is right for you, and purchasing a home now makes financial sense, the fundamentals are incredibly strong to support that it’s a great time to invest in Ocean Beach. In my view, there will always be demand to live at the beach and people in OB just don’t sell that often, so supply will remain constrained compared to demand, and continue to put upward pressure on home values.

The Ocean Beach Real Estate Market Will Remain Strong in 2026

Ocean Beach is truly a one-of-a-kind community, and it’s easy to see why demand remains so strong. From surfing and sunsets to walkable dining, local events, and a strong sense of community, OB offers a lifestyle that few neighborhoods in San Diego can match.

It may not be the right fit for everyone, but for buyers seeking a laid-back coastal community with long-term upside, the Ocean Beach real estate market (92107) continues to stand out as one of San Diego’s most compelling pockets.

As inventory begins to increase in 2026 and mortgage rates gradually ease from the highs of the past few years, buyers who understand the fundamentals of this unique neighborhood will find meaningful opportunities to build equity while enjoying the San Diego beach lifestyle.

Sellers in Ocean Beach will enjoy increasing demand as mortgage rates stabilize, and will benefit from consistent appreciation over the past few years, but should still strategically prepare and price their homes to invite competition and stand out in the market. With the right strategy, these selles can expect multiple offers for their homes, which is always the goal.
