I hear sellers telling their friends that their home is "sold" the moment it goes into escrow. In reality, nothing is final in real estate until you exchange keys. The terms you negotiate before accepting an offer help determine whether your buyer performs and what happens to your bottom line if they don't.   


My legal background has trained me to always be thinking 10 steps ahead.

  • Strategic planning & preparation. We address common repair items and disclosure concerns before your home hits the market, so buyers have less to work with during inspections. We present your home in a way that generates competition among buyers, which gives us the leverage to negotiate contract terms that make the buyer more likely to perform, keeps more money in your pocket, and mitigates the damage to you if the buyer backs out. Contingency periods, deposit amounts, and other terms are critical to negotiate before you accept an offer. 
  • Disclosure guidance that protects you. It doesn't matter what you sell for if you're subject to liability afterward. California real estate laws are detailed and constantly evolving. Getting this right isn't optional. 
  • Transaction management through the finish line. If surprises come up after inspections, I know how to negotiate to protect your position and I have a trusted network of vendors for second opinions when the situation calls for it. Nothing about this process catches me off guard. I've seen it all.

Step 3: Pricing & Marketing

Getting the price right is a strategy, not a guess. I use current market data to help you land on the number that maximizes buyer traffic and your net proceeds. We back it with professional photography, videography, drone footage, 3D walkthroughs, and targeted digital and print marketing built to put your home in front of serious buyers. 

Step 4: negotiate and execute
