The Attorney Edge for Buyers

Most real estate agents are trained to open doors and write offers, but they don't understand a 20+ page real estate contract the way an attorney does. 


The California residential purchase agreement, along with several addenda applicable depending on the property and sale details, are incredibly complex and constantly being updated in response to ever-changing real estate laws. The contingencies, timelines, and terms determine your rights, risks, and ability to walk away if something goes wrong.   


Most buyers never fully understand what they are signing. Most agents don't fully understand it either. 


I do. And it changes everything. Here's what it means for you:  

  • You will understand what you are signing. I walk you through the contract in plain language before you sign anything. You will know how each contingency protects you, what happens if you remove it, and what your options are at every stage of escrow.
  • I catch what others miss. Inspection issues, title questions, disclosure gaps, HOA red flags. I know what to look for and will not allow anything to be overlooked.
  • You will never feel pressured. I have no interest in pushing you toward a decision that isn't right for you. My past clients will attest, I will be the first person to tell you to walk away from a bad deal.

The Process

Step 1: Define Your Goals

We start with a real conversation about what you're looking for, your timeline, your budget, and what success looks like for you. If you're not sure yet, that's fine. Figuring it out together is one of my favorite parts of the job. 

Step 2: get prepared

Before we start looking at properties, we make sure you're fully prepared: pre-approved with the right lender, clear on your criteria, and educated on how the market works in your target neighborhoods. Preparation is what separates competitive buyers from frustrated ones. 

Step 3: Find the right property

I help you evaluate properties honestly, not just enthusiastically. We look at condition, value, neighborhood dynamics, and long-term potential. I educate you on common maintenance and repair issues and point out potential red flags. The more you see, the more prepared you'll feel when the right opportunity comes up, at which point I'll help you move quickly and aggressively to lock down the home you want. 

Step 4: negotiate and execute

This is where my legal background gets to shine. I negotiate hard to get you the best deal without overpaying, draft a contract that protects your money, manage every deadline, and stay on top of every detail through close of escrow. Complex situations don't rattle me. I've been through it all.

Step 5: Stay Connected

My job doesn't end at closing. I stay in touch, answer questions that come up after the fact, and aim to be your go-to real estate resource for life.
